How does one sell SECURE Off Plan homes in Thailand?

If ever there was a case of ‘chicken and egg’, this is the one. With just over 50% sold at all three sites the developers behind X2 Resorts and Residences are about to announce a construction start date. Now we all know that if we want to buy at the lowest possible prices in Thailand we have to buy at the prelaunch stage. But of course, with all the death and destruction we have all witnessed in recent years where prelaunch sites stay as just that, would any of us take that risk any more?

Let us assume none of us want to take that risk and that we would rather wait until after construction starts, well honestly is that any true sign that the site will get fully completed? No, so once again even 3 months into construction we are going to be taking a risk. So how does one manage to buy off plan without risk, and how does one sell off plan to buyers and assure them there is no risk?

X2 Resorts and Residences are, unbeknown to many, part of a very very large Hotel & Resort Company who don’t just develop resorts and homes, they also offer full consultancy services, feasibility studies, JV, full management and operations etc. In turn this whole operation is part of/aligned with Thailand’s biggest Property Company. In fact, unbeknown to many the X2 Residences brand is the most secure off plan development in Thailand. I can say that with total confidence and can prove as such should anyone wish to challenge that claim as I know all the companies who are behind X2, and believe me we are talking as big as it gets in Thailand.

But still, this is all just talk. How does one actually make buyers see that now is their last chance to buy at prices that of course are going to be 20-30% below those at site completion? How does one manage to convince the market place that this is a very genuine and real opportunity that if not acted upon will result in disappointment?

Of course a lot of what I am asking here is Rhetorical, but I would be interested to hear from any brokers both Thailand based and overseas based who truly believe they can crack such a nutty market.

New Air-Con Express Boat Service to Koh Kood

The whole journey package to and from the Away Resort and X2 Residences in Koh Kood just became a lot more civilised. For those not so keen on the traditional speed boat service from Trat to the resort, now see this superb new express ferry service taking around 1 hour 15 minutes door to door at a cost of just 350 Baht one way!

This high speed service departs from Laem Sok pier in Trat Province at midday and will have you sipping your welcome drink at the Away resort some 75 minutes or so later. There is even a new ticket office and indoor waiting area with Air Con, snacks and drinks.

As predicted the government is indeed moving swiftly to make the improvements necessary to bring access comforts up to speed for all those wanting to try the Maldives of Thailand. This service is expected to boost tourism numbers somewhat in the coming year as the media machine continues to promote the new name on the hot destinations list.

Land and property values set surge with arrival of Koh Kood airport.

Now we hear confirmed to have passed its Environmental impact assessment study, and well on the way to being constructed and completed by sometime towards the end of 2014.

At present access to Koh Kood is limited to either an internal flight from Bangkok to Trat, or by road and then boat. Whilst this is a very green and pleasant journey, tourism numbers are a lot lower than they could be, or indeed would be had the island of already had its own airport. And as we all know with the arrival of an airport will come the arrival of huge increases in those tourist numbers.

It is expected that land values alone will increase by at least 200% in the coming 3 years and the knock on effect to this of course will be the value of property itself on the island. Thus, owners at X2 Residences will we believe see their values double within 3 years of taking full ownership, quite a return by anyone’s standards.

With this news we would say, don’t look back in 3 years wishing you had known now what you were to see then. This truly is an investment opportunity of a lifetime.

Permits, plans and drawings all finalised for show units to be built at X2 Kui Buri

Of course being that we have an already completed resort alongside the residences land site we can show would-be owners the home of their choice in most cases by using the resort property alongside. However, it is our intention to create two show units for the Loft Villa style of residence at X2 Kui Buri, with construction starting last quarter of this year.

There are already 23 villas to see at the existing X2 resort, some of them very similar to the new homes we will build in 2011/12. On the 1st of April 2010 Astudo Hotel & Resort Group merged its hotel management operations with the Centara Hotels & Resorts Group. Meet the New Sales Staff

This month 2 new staff members have joined the X2 Residences team to assist with the sales and marketing of the villas and apartments. David Smith will be managing the sales and marketing of the project and Nannapat Sansuk (Natasha) will be driving the sales of the villas and apartments. It is an exciting time as the X2 Residences project is continually expanding with currently 3 locations and 194 villas and apartments for sale.

David Smith has a 17 year track record in the Real Estate and Financial Services industries, giving him the perfect combination and understanding of the investment angles buying clients are looking for when investing in a holiday home in Thailand. David has worked the property markets in Vietnam, Saudi Arabia, his home country of the UK and of course Thailand, where he has been for the last 12 years working in Phuket and Bangkok Real Estate. David is currently the X2 Residences Sales and Marketing Manager.

Natasha graduated with a Bachelor Degree in Hotel Management from the Rangsit University Thailand in 1990 and completed her Master Degree in Language and Communication from the National Institute of Development Administration (NIDA) Thailand in 2004. Natasha has more than ten years working experience in a host of international firms in Bangkok before she decided to pursue her career to work in the property industry in Phuket. Phuket Airport Snubbed - Koh Samui to be the second biggest airport in Thailand

Bangkok Airways, Thailand’s largest privately owned carrier, plans to turn Samui Airport, rather than Phuket International Airport, into a second international air hub, after Bangkok's Suvarnabhumi Airport, in the next few years.

According to bangkokbestflights.com, the airline would launch more direct international flights on medium-haul routes from the small resort airport. In the pipeline are plans to offer direct flights from Samui to Dubai, Shanghai, Bali, and Kuala Lumpur, Hong Kong and Singapore.

Bangkok Airways is eager to make Samui Airport its second traffic base to support the airport's new 500-million-baht passenger terminal that was completed early last year.

The new terminal is four times larger than the old one and can handle 16,000 passengers a day. It is intended to cope with surging foreign tourist traffic to the island over the next 10 years.
